Tribute Portfolio is a hotel franchise company that will operate a full-service hotel using the best practices of hospitality. The Tribute Portfolio was created to offer world-class service and amenities at an affordable price. Our hotels provide travelers with comfortable accommodations, meeting space, onsite dining options and more for business or leisure travel needs. We are committed to providing our guests with peace of mind by offering 24/7 customer service as well as concierge services designed to make their stay memorable.

Establishing and operating a full-service hotel can be difficult, especially if you're not familiar with the process. Operating a full-service hotel requires a lot of time and effort, and there are many different aspects to consider. From hiring the right staff to marketing your property, there's a lot that goes into running a successful hotel. Joining the Tribute Portfolio will give you access to our team of experts who will help you every step of the way. Our franchisees have access to our award-winning training programs, as well as our support center which is open 24/7. We'll help you find the right property, design it to meet your needs, and market it to attract guests.

The franchisor is Marriott International, Inc. ('Marriott'), a corporation incorporated under the laws of the State of Delaware in 1997. We will refer to the franchisor as 'we' or 'Marriott' throughout this disclosure document. The terms 'we' or 'Marriott' do not include our corporate officers, employees, directors, stockholders, affiliates, or subsidiaries. We will refer to the person or entity that is considering purchasing a franchise as 'you.' When we refer to the 'United States' in this disclosure document, such term includes only the 50 states of the United States of America and the District of Columbia and does not include any possessions or territories of the United States. Capitalized terms not defined in this disclosure document have the meaning ascribed to them in the franchise agreement attached as Exhibit C. We are a publicly-traded corporation listed on the NASDAQ Stock Market. Our principal business address, and the principal business address of most of our affiliates, is 10400 Fernwood Road, Bethesda, Maryland 20817 ('Marriott Headquarters'). On August 1, 2022, Marriott Headquarters will be relocated to 7750 Wisconsin Avenue Bethesda, Maryland 20814.
